Project: Build-to-Rent - Frame Court, Leederville, Western Australia, Australia | Client: EG Funds Management Pty Ltd (EG)

Frame Court is a mixed-use development combining Build-to-Rent and For-Sale apartments including resort-style amenities, together with embedded community space and key-worker accommodation.


Project: Build-to-Rent - Brunswick & Co, Fortitude Valley, Brisbane, Queensland, Australia | Client: Frasers Property

366 Build-to-Rent apartments combining co-working office spaces, a resident fitness studio, ground floor retail and an integrated lobby café and world-class roof-top pool and amenities. This project is a joint venture with the Queensland State Government as part of the State Government’s nation-leading Build-to-Rent pilot programme.


Project: Multiple Build-to-Rent (Multifamily) Developments | Client: Carmel Partners

Development and construction of $708M build-to-rent projects across San Francisco, Los Angeles and Seattle, USA

Carmel Partners is a market-leading American development and construction company (Real Estate Investment Trust) specialising in luxury mixed-use build-to-rent apartment developments. Our CEO Justine Roberts held a regional leadership role on the United States’ west coast, responsible for five development projects (each with between 140 and 610 residential units). She held total project accountability of California and Washington build-to-rent developments (1778 units), including recruitment and leadership of the consultant team, design direction, project scheduling, budgeting, job cost accounting, value engineering, construction oversight, and feasibility management with board-level reporting.


Aventine - San Francisco Bay Area, California - Build-to-Rent (Multifamily)

This project was acquired partially constructed after being stalled at 70% completion for eight years. Given the project’s state at acquisition, extensive re-framing was required so oversight skills were necessary. Justine directed a complete design overhaul of the existing construction to add market-leading amenities and increase the number of units from 98 to 147. As a result of Justine’s design skills and attention to detail, this project saw a significant uplift in project value and returns, leaving a legacy for the neighbourhood.

Alder - Los Angeles, California - Build to Rent (Multifamily)

  • A “wrap” construction typology with 338 units

  • Resort-style amenities including clubroom, pool and spa, fitness centre, spin/yoga studio, library lounge, dog wash facility, residents’ lounge, library lounge, landscaped courtyards with outdoor fireplaces, firepits and outdoor dining

  • This project significantly improved the neighbourhood.


Fourth Street East, Oakland, California (San Francisco Bay Area). Build-to-Rent (Multifamily)

  • 330-unit mixed-use project combining retail and residential uses across two city blocks

  • Amenities were tailored towards the residents, many of whom work in a flexible manner for major, local tech companies such as Uber and Pandora. Amenities included a coworking lounge, maker space, pool, spa, fitness centre, rooftop lounge, clubroom, demonstration kitchen, private dining and pet washing facilities.


Hyde Square - Seattle, Washington - Build-to-Rent (Multifamily)

  • A podium construction with 618 units

  • Resort-style amenities including wellness center (spa, sauna, treatment room), clubrooms, gaming rooms, private dining, fitness center, spin/yoga studio, library lounge, dog wash facility, residents’ lounge, landscaped courtyards with outdoor fireplaces, firepits and outdoor dining, roof-top deck, and coworking lounge.


Vintage - Pleasanton, California (San Francisco Bay area) - Build-to-Rent (Multifamily)

  • Mixed-use (retail and residential) with 345 units

  • Three clusters of residential units and amenities (2 x wood-framed, walk-up clusters, 1 x podium construction)

  • Resort-style amenities including clubroom, pool and spa, fitness centre, spin/yoga studio, dog wash facility, bike workshop, residents’ lounge, outdoor fireplaces, firepits and outdoor dining

  • Integrated retail strip mall including restaurants, bank, Starbucks, and CVS Pharmacy.


Project: ZRZ Realty - Portland, Oregon USA | Client: ZRZ Realty & The Zidell Family - Build-to-Rent (Multifamily)

A 13.3 Hectare, 13-lot, urban-infill, master planned, waterfront development with a public/private partnership structure.

Whilst Justine was involved in the leadership of all aspects of project design and development for Zidell Yards (infrastructure partnership negotiation, landscape, marketing, master planning), her focus was on the first stage of the project, a $USD 400M two-tower, mixed-use, high-rise luxury build-to-rent and for-sale project, comprising two levels of below-grade parking, ground floor retail and 500 residential apartments.

Justine had full project accountability, coordinating the asset-management of an existing 118-unit mixed-use build-to rent development named “The Emery”. This included retail tenant management, day-to-day operational needs, as well as branding and the marketing strategy for Zidell Yards.


Project: Brookfield Properties

Lots 5 and 6, Elizabeth Quay

Whilst at Brookfield Properties, Justine had full responsibility for this iconic high-rise mixed-use project which includes office, retail, hotel and residential uses.
